An engineered process

Four disciplined stages that reduce review cycles and field surprises.

STEP 01

Assess

Review scope, occupancy, water supply, and applicable codes to define the right basis of design.

STEP 02

Design

Engineer the system with hydraulic calculations and produce stamped, build-ready documents.

STEP 03

Review

Coordinate with the AHJ through permitting and respond to comments quickly and completely.

STEP 04

Inspect

Verify installation through acceptance testing and ongoing NFPA 25 inspection programs.

The Trueline approach

A true line is one you can build to with confidence — drawn straight, verified, and right the first time. That is the standard we hold every design and inspection to.

Most projects in the DMV are served by installation crews working from technician-level layouts. Trueline Fire is different: every package is shaped by licensed professional engineering judgment, so what gets built isn't just installable — it's defensible, efficient, and right the first time.

Because our design and inspection work is independent of any installer, our only stake is in the integrity of your system. That means fewer plan-review cycles, fewer field surprises, and protection you can stand behind for its entire service life.

Discuss Your Project
Principle

“Life-safety systems should be designed by the person willing to put their stamp — and their name — on the outcome.”

Why owners & design teams choose Trueline

The advantages of an independent, engineer-led practice.

Defensible by Design

Every drawing carries a P.E. seal and the engineering judgment to back it — so it holds up in plan review and in the field.

Independent & Vendor-Neutral

We don't install systems or sell hardware. Our only interest is the right system for your building — not the most profitable one to sell.

Engineered to Your Budget

Sound engineering trims unnecessary pipe, heads, and labor while staying fully code-compliant — often offsetting our fee.

One Engineer, End to End

You work directly with the professional who designs, seals, and stands behind your system. No handoffs, no sales desk.

Frequently asked questions

The practical questions owners and design teams ask first.

Do you install fire suppression systems?+
No — Trueline Fire is an engineering practice, not a contractor. We provide PE-stamped designs, plan review, code consulting, and independent inspections, and we coordinate with the installer of your choice. Keeping design and inspection independent of installation protects your interests.
What does an NFPA 25 inspection cover?+
NFPA 25 is the standard for the inspection, testing, and maintenance of water-based fire protection systems. We document the condition of sprinklers, valves, pumps, and water supplies, identify deficiencies, and provide reports that satisfy your authority having jurisdiction and your insurer.
Which jurisdictions do you serve?+
Washington, D.C., Maryland, and Northern Virginia, including the major surrounding counties. We coordinate directly with each local authority having jurisdiction and account for local code amendments.
Can you rescue a project stuck in plan review?+
Yes. We regularly step onto existing designs, diagnose why a submission stalled, and produce a corrected, defensible package to get it approved with minimal lost time.
How do consultations work?+
Send your scope, location, and timeline by email. The initial consultation is complimentary, and you'll hear directly from the engineer who will be doing the work — not a sales desk.
Can you meet an expedited schedule?+
Often, yes. Tell us your deadline up front and we'll give you an honest answer on whether it's achievable and what it takes to get there.
